A AU$1,000 security bond authorization hold is automatically placed 1 day prior to check-in and released after inspection post check-out, provided no damages or rule violations occur. By completing this booking, guests agree that deductions may be made for the following:
1. Strict No-Party Policy (Zero Tolerance): Parties, loud gatherings, or commercial events of any kind are strictly forbidden. Any violation will result in immediate eviction by security/police without refund, full forfeiture of the AU$1,000 bond, and guest liability for any additional damages or council fines.
2. Strict Occupancy & Visitor Policy: No unregistered visitors or additional guests are permitted on the premises at any time without prior written approval. A non-negotiable fee of AU$200 per person, per instance will be deducted from the bond for any unauthorized visitors.
3. Property & Asset Damage: Any damage, loss, breakage, or staining to the property, furniture, electronics, or amenities during the stay will be charged at full replacement, repair, or professional restoration cost.
4. Strict Check-out Time: To maintain our pristine luxury standard, deep cleaning commences immediately at check-out; late check-outs cannot be accommodated. Failure to vacate by the designated check-out time will incur a penalty equivalent to one additional night's stay plus any associated standby costs for the cleaning crew.
5. No Smoking / Vaping: Smoking or vaping inside the premises is strictly prohibited. Violations will incur a minimum AU$500 professional ozone deodorization and deep-cleaning fee deducted directly from the bond.
6. Excessive Dirt & Cleaning: If the home is left in an excessively soiled state (e.g., piles of unwashed dishes, unemptied rubbish bins, biohazards, or stubborn carpet/upholstery stains), extra commercial cleaning fees will be charged at cost.
